Selling your Home yourself on the Internet

If you want to sell your home, you can do this through a variety of ways. The simplest is to just put a “For Sale” sign on your lawn and hope it attracts the attention of passers by. You can also make little flyers and distribute them after mass, or during soccer games. If you don’t want to hand out flyers manually, you can just make several big posters and put these in well frequented places like groceries and post offices.

In case you want to reach a wider market, you can place an advertisement in your local newspaper. Unfortunately, this may be costly and the ad may only run for a few days. Sell a house in the first 60 seconds

Selling your house is all about creating the right impression instantly. This first impression will overide any little faults found later down the line. The first impression has a remarkable affect  on the brain of the buyer. It says to a buyer " I want to to live here!"

Property buyers will have already formed an impression before they step into your property. A well-kept garden, pathway and fence, plus a freshly painted front door are immediately appealing, whereas a scruffy outdoor space with a litter bin outside the front door may turn many prospective buyers away.

De-clutter - don't underestimate the appeal of a tidy property. Throw out the junk - use moving as a good excuse to get rid of old, unwanted and unused items. Clean - dust and clean the whole house thoroughly, from cobwebs on the ceiling to crumbs and stains on carpets and rugs. Remember to wash down paintwork and clean windows.

Natural Colours - research shows that, most buyers prefer natural, earthy colours to bright, bold shades. Although there is a wide range of paint colours available, magnolia is still the top-selling colour.

Sometimes in life we may face situations where it is best to cut your losses and run. If the loss is your home, it is likely that the decision to do this is understandably made almost too late. If you are in the unenviable position of having to sell up and downsize because of escalating costs, an efficient real estate agent can be your best friend.

If your home is now worth less than you owe on it, he/she will be familiar with procedures and will be able to guide you through the differing aspects of negotiating a short sale. The term 'short sale' simply refers to the fact that the current market value of your property is short of the actual figure that you owe on it.

Unfortunately, because of past financial practices that have largely been rectified by now, many thousands of home owners find themselves in this untenable situation. Three quarters of known housing markets in USA have suffered continuing price decreases. These figures are released by Global Insight, who quote that single family house prices have dropped for the third consecutive period in 262 out of 330 markets.
